Homeowner Orientation












  • Floorplan and exterior facade are selected.
  • Structural selections completed.
  • Decorator selections finalized.
  • Mortgage application completed.


  • Orders placed for the materials necessary for construction.
  • Homesite prepared for foundation.


  • Footings and foundation walls poured (if applicable).
  • Waterproofing the foundation completed (if applicable).
  • Foundation backfilled (if applicable).
  • Basement and garage floor slabs poured (if applicable).
  • Underground plumbing installed.
  • Homesite rough-graded and ready for framing.



  • First and second floors rough-framed.
  • Roof trusses and sheathing installed.
  • Exterior trim, windows and shingles installed.
  • Exterior siding and/or masonry facades installed.
  • Rough HVAC mechanicals installed.
  • Rough plumbing and electrical wiring installed.
  • Insulation installed.


  • Drywall installed.
  • Internal trim and painting completed.
  • Cabinets and vanities installed.
  • Ceramic tiles installed.
  • Final plumbing fixtures, electric and HVAC mechanicals completed.
  • All hardwood, carpet and vinyl flooring installed.
  • Appliances installed.
  • Painting touch-ups and final cleaning performed.



  • Landscaping installed.
  • Municipal and Orleans Quality Control inspections completed.
  • Final homeowner orientation completed.
  • Final walk-through of new home occurs on the day of settlement.
  • Keys are given to you at settlement.
  • The Warranty Customer Service Program begins.
  • An Orleans Performance Evaluation is mailed to you and Customer Care Service begins.
