Q. What are the homes in The Villas at Southbury like?
A. The Villas at Southbury upon completion will be home to 107 homeowners. Today Orleans Homes offers four unique Villa’s. Q. Why are the Villas at Southbury “age-targeted” and not age-restricted like other “active–adult” 55 and older communities we are familiar with?
A. The Villas at Southbury caters to the active adult who seeks a leisurely, low maintenance lifestyle, but not an age-restricted neighborhood environment. Our experience reveals that many active-adults under 55 are seeking a transition community, not a retirement community. Our homeowners are vibrant and active in their community, perhaps still working and have life-long friends and family in the area.
Q. Is “Age-Targeted” a new concept?
A. There is a recognized trend towards “age-targeted” developments that share several positive attributes with age-restricted communities: A spacious master bedroom on the first floor; low maintenance home sites; open landscaping, walking trails and a community clubhouse – amenities that encourage activities for residents to get to know each other and become real neighbors; a Homeowners’ Association that restricts architectural modifications and requires exterior and landscape maintenance; prohibition of fencing, sheds and swing sets in order to maintain the clean, manicured look.
Q. What recreational opportunities are provided?
A. Q. Are families with children allowed to live within The Villas at Southbury?
A. Yes. The Villas at Southbury is an “Age-Targeted” community not an “Age-Restricted” community. There is however specific restrictions identified within the Villa Declarations that restrict the use of certain outdoor playground equipment, swing sets, swimming pools and fences. But families and children are welcome.
